Get your own floors and live luxuriously. That is the latest trend in the property market in the NCR.

The latest trend in the real estate market in the National Capital Region, especially in Gurgaon, is to get your own personal floors. The trend has taken off in a major way as more and more real estate developers are coming with independent floors with all basic amenities, including lawns, terrace, basement in gated communities, to lure customers, who otherwise go for builder floors developed in the unorganized sector. And also the builder floors do not provide the facilities like power back-up, gym, security, community hall, club, sports space etc., which are provided by premium independent floors.

Among recent launches, one of the most popular projects is the Vatika Premium Floors in Gurgaon. This trend of developing personal floors is now not limited to only NCR but also has found its demand in Bangalore, Mumbai, Pune, and other major cities.

More and more people are now opting for living life independently as well as luxuriously with all modern amenities. While previously the demand was for builder floors, slowly it’s been shifting to independent floors as more developers are focussing on this segment and coming out with new models or designs of luxurious homes in this space. After luxury apartments and villas, independent floor is the next preference. It has also resulted into the evolution of the luxury market, which is a niche market so far. Good location, facilities, convenience, good design will be sold more. These independent floors like the Vatika Floors, offer a family a luxurious space for an opulent lifestyle.

According to a data report for the year 2013, the launch of these independent floors in the luxurious segment has shown an increase of 45% compared to its previous year. While the prices are higher in Gurgaon’s prime locations like Dwarka Expressway, Sohna Road, anywhere between Rs. 1 and 2 crores, the prices are on the lower side on the Yamuna Express way. Nevertheless, this trend of opting for independent floors will continue for few more years because not everyone wants to live in skyscrapers or independent villas which are expensive. Independent personal floors offer a middle path.
